Mello-Roos is a form of financing that can be used by cities, counties, and special districts (such as school districts). Mello-Roos or Community Facilities Districts (referred to as "CFDs") raise money through special taxes that must be approved by 2/3rds of the voters within the district. A CFD is formed to finance major improvements and services within the District. The taxes are secured by a continuing lien and are levied annually against property within the District.

The District's current CFDs are #5 and #6. The 2022-2023 fiscal year will be the final tax assessment of $0.03 per square foot for CFD 5.  The CFD 6 tax assessment of $0.43 per square foot will continue through the 2025-2026 fiscal year.  There are no exemptions to this tax.
